  • All bid pricing is shown to client and evaluated together, trade contractors chosen by “best fit”.
  •  Shared responsibility and accountability.
  • Open Book pricing  +  contractor overhead and profit
  • Typically 7% Overhead and 5% Profit for the Contractor on all line items

This Model works well for some clients. Allowing for more control during the design & budget process, taking part in more critical decisions, and sharing  responsibility to manage  aspects of the project.

  • Client plays a role in the  Design and Budget Team.
  • Client may pay direct to Designers and some vendors , OR  all together under the General Contractor.
  • Some trade contractor bid pricing is shown to client and evaluated together.
  • Less Client responsibility.
  • Line Item Pricing and descriptions.
  • Typically 7% Overhead and 5% Profit for the Contractor on entire project subtotal.

This Model works well for most clients. Allowing them some hands on “sweat equity” during the process, while leaving critical decisions in the hands of the professionals : Cordero Construction.

  • Client pays directly to General Contractor who manages all other project team members.
  • No trade contractor pricing is shown to client, The General Contractor  chooses trade contractors.
  • Minimal Client responsibility.
  • Lump sum pricing and description.
  • Typically 7% Overhead and 5% Profit for the Contractor on entire project subtotal.

This Model works well for some clients. Allowing them to focus on life , while leaving critical decisions in the hands of the professionals. When the project is finished, We hand you the keys. Turn-Key.
